What a home value includes.

A home value from The Chisholm Team is a price for one address in Western Pennsylvania, followed by a phone call. It is not an automated national estimate, and it is not a price for the whole county.

The evaluation is free. You send a name, a phone number, and the property address. Amy Chisholm or Shelby Gaurrich compares the house with recent sales nearby and calls you with a price for that street.

A county median is the middle listing, not a price for your address. In August 2026 the Beaver County median listing was $224,999 and the Lawrence County median listing was $189,000. The four closings below are all on this site. Two of them are far above those medians. One is far below.

County rows: Realtor.com median listing price, August 2026, via FRED. Other rows: closings on properties sold. Your price is only a marker. It is not an appraisal.

State Route 168, South Beaver Township, sold at $499,900. The Beaver County listing median that August was $224,999.
1130 Blue Sky Drive, Neshannock Township, sold at $104,500. The Lawrence County listing median that August was $189,000.

What the call covers.

Have the address ready, and say what you want the number for. If the house is on a well or septic, or the township is around Fombell, say that on the form. It belongs in the price.

What it is not.

It is not a licensed appraisal. A lender orders an appraisal. This is the team’s read of your street.

It is not a Zestimate or any other national model. Those tools do not know which township requires a dye test, or what sold last month on your road.

It is not a written report. If you want the paper, ask for a market analysis. That report adds recent comparable sales, days on market, one-year appreciation, and local timing. The home value is the conversation. The market analysis is the document. You can ask for either one, or both.

After the call.

If the price is one you can live with, the same team can list the house and stay through closing. If you are buying instead, use the call to learn the street, then search homes in that township. Selling steps are on selling a home in Western Pennsylvania.

Questions about a home value.

Is a home value an appraisal?
No. A lender orders an appraisal. A home value is The Chisholm Team’s price for your street, based on recent sales nearby.
What do I send?
Your name, your phone number, and the property address. Say if you are thinking of selling, refinancing, or only want the number.
Does it cost anything?
No. The home evaluation is free. The written market analysis is a separate free report if you want the comps on paper.
