Selling a home in Western Pennsylvania.
A sale here starts with the street you live on. The Chisholm Team prices homes in Beaver County, Lawrence County, and the towns around Fombell, then stays with the file through closing.
Amy Chisholm and Shelby Gaurrich live and work in this market. The price they give you comes from recent sales and from what buyers are doing on streets like yours. It is not a national estimate, and this page does not publish a price for every house in the county.

Realtor.com monthly medians, via FRED: Beaver listing price, Lawrence listing price, Beaver days, Lawrence days. A median is the middle listing. It is not your house.
Price the street.
Send your name, your phone number, and the property address. The team looks at that street and calls you with a price. That call is the home value.
If you want it in writing, ask for a market analysis. The report covers recent comparable sales, days on market, appreciation, and local timing. Both are prepared for your address. Neither one is a number for all of Beaver County or all of Lawrence County.
Prepare the house for that township.
Municipal requirements are not the same from one township to the next. Dye tests, occupancy permits, and point-of-sale inspections show up in some towns and not in others. Pennsylvania does not have one statewide checklist for a house sale.
Tell the team the township. They will tell you what that sale needs before the house is listed, so a buyer’s inspection is not the first time you hear about it. Around Fombell, also say whether the house is on public water and sewer or a well and septic. Buyers will ask, and the answer belongs in the listing.
From the first call to closing.
- You send the address. The team calls with a price for that street.
- You decide whether to list. The listing, the showings, and the offers stay with Amy and Shelby.
- The same team stays through closing. The township paperwork and the buyer’s questions do not get handed to someone who has never seen the house.
Recent closings include 126 Marlene Drive in Chippewa Township, a sale on State Route 168 in South Beaver Township, 1130 Blue Sky Drive in Neshannock Township, and 105 Bluestone Court in Lancaster Township. Those are examples of places the team has already closed, not a promise about your price. See them on properties sold.

County rows are August 2026 listing medians. The other rows are individual closings. The $499,900 sale and the $104,500 sale are both real, and neither one is the median.
Questions sellers ask.
- Will this page tell me what my house is worth?
- No. Send the address and the team calls you with a price for that street. A written market analysis is a separate report.
- What is the difference between a home value and a market analysis?
- A home value is the call with a price for your street. A market analysis is the written report: recent comparable sales, days on market, appreciation, and local timing.
- Is a dye test required in every township?
- No. Dye tests, occupancy permits, and point-of-sale inspections depend on the township. Ask about the township the house is in.
